Mold Inspection Pricing, Process, and FAQ — Puget Mold & Air Testing
Most mold inspections in Seattle run $500 to $800. Puget Mold & Air Testing starts at $329 — and includes lab analysis, not just a visual walkthrough. Here's what you get, what the process looks like, and the answers to the questions we hear most often before someone books.
What Does a Mold Inspection Cost?
Our base inspection package is $329. For context: professional mold inspections in the Seattle area typically run $500 to $800. Our pricing reflects a belief that homeowners shouldn't have to gamble on whether there's a problem before they can afford to find out.
The Base Package — $329
Everything included in the base inspection:
Full visual inspection with moisture mapping and humidity readings
1 outdoor baseline air sample (your control reading)
1 indoor air sample, sent to an accredited independent laboratory
1 surface swab test targeted at areas of concern
Written report with lab results, photos, moisture readings, and clear next steps
Your report is not a vague summary. It's the actual data — lab results, moisture maps, specific findings — so you know exactly what you're dealing with.
Add-On Samples
Need more rooms tested or multiple suspect areas? Additional indoor air samples and surface swabs are $69 each. Most single-family homes are fully covered by the base package. Your inspector will advise on what's warranted based on what they find during the visual inspection — not based on upselling.
Why Mold Testing Is Worth It
Missed mold is not a small problem. In the Pacific Northwest's wet climate, unchecked moisture damage can cost tens of thousands of dollars in structural repairs — and years of exposure to airborne spores that affect your health before you ever see visible growth. A $329 inspection tells you the truth.

What Happens When You Book a Puget Mold Inspection
From your first call to your final report, here's exactly what the process looks like.
Step 1: Book Online or Call
Schedule at pugetmoldtest.com/book-online or call (206) 651-4786. Same-day appointments are available for urgent situations — water damage, visible mold, or a real estate transaction with a hard deadline. Booking takes about two minutes.
Step 2: Your Inspector Arrives On-Site
A NORMI-certified inspector arrives at your scheduled time, introduces themselves, and walks through what they'll be doing. You're welcome to follow along during the inspection — most clients do, because understanding what your inspector is looking at helps you make sense of the report.
Step 3: Full Inspection with Moisture Mapping
Your inspector conducts a thorough visual inspection of the entire property: walls, ceilings, floors, crawl spaces, basement, attic access, and any areas you're specifically concerned about. Using calibrated moisture meters and hygrometers, they map humidity levels and identify water intrusion points that aren't visible to the naked eye. CO2 levels are also measured as an indicator of ventilation quality. This is forensic-level work — tracing moisture pathways, not just looking for visible growth.
Step 4: Air and Surface Samples Collected
Once the visual inspection is complete, your inspector collects the samples included in your package: an outdoor baseline air sample, indoor air samples, and targeted surface swabs. Samples are sealed, labeled, and shipped to an accredited independent laboratory for microscopic analysis. The lab identifies mold species and spore concentrations. These are not in-house tests — they go to a certified third-party lab, which is what gives them evidentiary weight for insurance claims, real estate transactions, or remediation verification.
Step 5: Written Report with Findings and Recommendations
You receive a written report with your lab results, moisture readings, photos from the inspection, and clear recommendations for next steps. If no mold is found, your report documents that — which matters for real estate deals and peace of mind. If mold is present, your report explains exactly where, at what concentrations, and what type, so any remediation contractor you hire is working from hard data rather than a sales pitch.
Because Puget Mold does not perform remediation, the recommendations in your report have no financial stake attached to them. We tell you what the data shows.
Frequently Asked Questions
How much does a mold inspection cost?
Our base inspection package is $329. That includes the full visual inspection with moisture mapping, an outdoor baseline air sample, one indoor air sample, and one surface swab — all sent to an accredited laboratory — plus a written report with your results. Additional air samples or surface swabs are $69 each. Professional mold inspections in Seattle typically run $500 to $800, so our pricing includes the same lab-backed analysis at a lower starting point.
How long does an inspection take?
Most residential inspections take 60 to 90 minutes on-site. Lab results come back within 3 to 5 business days of sample collection, and your full written report follows once we have those results.
Do I need mold testing, or just a visual inspection?
A visual inspection alone tells you what can be seen. Testing tells you what can't be seen but is still in the air you're breathing. Mold often grows inside walls, under flooring, or inside HVAC systems long before it's visible. Air samples catch active spore counts even when there's no visible growth — which is why they're standard practice for any inspection where health or real estate is at stake. Our base package includes both: a full visual inspection and lab-analyzed samples, because a visual inspection without testing is an incomplete picture.
Will you also do the remediation?
No. Puget Mold & Air Testing is an inspection-only company, and that's by design. A company that does both inspection and remediation has a financial incentive to find problems and recommend more extensive work than you might actually need. We have no remediation business to feed. Our only job is to give you accurate data. If remediation is needed, we'll tell you exactly what the data shows, and you can hire the contractor of your choice.
How soon can I get an inspection?
Same-day appointments are available for urgent situations. For standard scheduling, most clients are seen within one to three business days. Call (206) 651-4786 or book online to check current availability.
What areas do you serve?
We serve the greater Puget Sound area, including Seattle, Bellevue, and surrounding communities throughout King, Snohomish, and Pierce counties. Not sure if we reach your location? Call or email and we'll confirm.
What certifications do you have?
We are NORMI-certified. NORMI (National Organization of Remediators and Mold Inspectors) is the national standard for professional mold inspection competency, covering inspection protocols, sampling methodology, and reporting requirements. We are an independent inspection firm with no affiliation to any remediation company. Our findings are grounded in accredited laboratory analysis, not in-house testing.
How do I prepare for a mold inspection?
A few things help us get accurate readings:
Keep windows and doors closed for at least four hours before the inspection. This stabilizes the indoor air and gives us a baseline that reflects your home's actual conditions.
Turn off air purifiers and whole-house fans during that same window. These can filter out spores we need to measure.
Make sure we can access all areas of concern: basement, crawl space, attic hatch, and any rooms where you've noticed musty odors, moisture, or discoloration.
Write down anything you've noticed: when it started, where you've seen staining or moisture, any recent leaks or water events. The more context you give us during the walkthrough, the more targeted our inspection can be.
You don't need to clean or prepare the space otherwise. We're looking for evidence of a problem, not a presentation.
